Red flag

All three parcels from the purchase are on the farm tax rate (the county's Current Agricultural Use Value program), and 23-265700 and 23-385964 are also in an Agricultural District. Splitting off the 3-acre homesite or folding land into your residential lot means the county wants money back: roughly the farm-rate tax break from the last 3 years on any land that stops being farmland. Find out from the Auditor how much that is before deeds are drawn.

Where the time comes back

  1. Start the Health Department septic evaluation at kickoff. The county allows it before the survey, and it's the slowest step.
  2. Survey every piece in one job so Tax Map and the Planning Commission review them together.
  3. Have the title company pre-draft deeds from the title search, so finishing them after the approval letter is quick.
  4. Submit a complete application once. A missing fee or form restarts the clock.
